An appraisal focuses on determining the market value of a home and is performed by a certified appraiser. The appraiser prepares an appraisal report, which is verified by the Dutch Housing Value Institute (NWWI).
A building inspection focuses on the technical condition of the home. This examination is carried out by a construction expert or inspector. During the inspection, different aspects are assessed, such as the construction, the roof and possible moisture problems. The inspected elements receive a score, which is incorporated into the architectural report.
In summary, the appraisal determines the market value of the home and the structural inspection determines the technical condition.
An appraisal is often necessary to refinance or modify a mortgage, for tax purposes such as divorce or to purchase a new home.
In general, an appraisal report has a validity period of up to 6 months. During this period, the report can be used for the predetermined purpose and by the client specified in the report. The validity period is calculated from the publication date.
If an appraisal report is older than 6 months at the time of the mortgage application, the bank may require that a new appraisal report be prepared. Since the appraisal is a snapshot, the validity period cannot be extended.
Naturally you may! We even recommend being present during the building inspection. During this inspection, various aspects of the home are thoroughly checked. By watching, you can ask questions directly, so that any uncertainties are immediately resolved.
For the appraisal, attendance is less important. This is because the appraisal looks primarily at the actual condition of the home and less at specific components and/or defects.
On location, we usually take between 30 and 60 minutes for the appraisal. For a building inspection, you can count on a minimum of 60 minutes. Have you applied for a combination? Then we'll be on the job for about 90 to 120 minutes.
